Residential Roof Flashing

Roof Flashing

Roof Flashing Services

12 Stones Roofing offers many different types of roofing services. We install, replace, inspect, and repair all types of roofing. We complete residential roofing and commercial roofing projects and work hard to provide quality roofing for almost all types of structures. We have a team of experts that handle the underlayment and flashing jobs. This team is usually involved in creating a barrier under the roofing that helps keep water out.

Flashing can be installed with almost all types of roofing. It works for both residential and commercial buildings.  Flashing can also be placed on homes with existing roofing systems in place but with damaged or deteriorated flashing. In these particular cases, 12 Stones Roofing is capable of installing flashing and implementing the needed repair to ensure that every roof is protected.

Service Applications

Roof flashing is regarded as an essential element in every residential building. This is because the flashing plays a crucial role in redirecting the water into the roof shingles instead of allowing it to flow into the roof deck and eventually cause damages to the entire roof. Due to its useful features, most professional roofers have become fond of using roof flashings. We usually use flashing made from galvanized and galvalume metal because these types of flashings are proven durable, lightweight and sold at budget-friendly prices.  Presently, Roof flashing is commonly used in different areas of a home or building, such as :

  • Side Walls

Sidewalls are the sides of the house that meet the roof at the top. These areas are where water can drip instead of draining. This condition can cause soft spots or leaks. These leaks can eventually run down between the exterior and interior walls of a house and cause problems with wires, flooring, drywall, and even the structure of the home.

  • Front Walls

Front walls are the walls of a home on the front of the house that meet a sloping deck. The area where the walls meet the deck can easily catch water. The water may gather there and eventually work its way down between the wall and roof. This condition can cause leaks and water damage that may be hard to detect.

  • Valleys

Valleys are low points in a roof where water tends to collect. If the water can't drain properly, it will eventually work its way into the roof. This condition can cause soft spots as well as leaks. Valleys can be hard to protect from water damage, but flashing can help. It provides a way to allow the water to drain while also protecting the roofing from water damage.

  • Penetrations

Some roofs have certain features that make them harder to protect. Penetrations are anything built into the roof, such as a chimney, skylight, or vent. Anytime the roof is penetrated, there is a chance the areas around it could leak. Flashing can be installed around the penetration to help prevent water from leaking into them and causing severe problems with the roof.

Service Benefits

While roofing is designed to keep water out, there are certain areas of a roof that may be vulnerable to water leaking in or sitting for long periods. Also, it was found out that almost all roofing types are prone to the risks mentioned earlier. Fortunately, the use of roof flashings was discovered and this technique significantly prevented water leaks into the roof. The flashings did this by redirecting water directly into the shingles. Due to this, the installation of flashings has become a standard procedure among roofers because this helps in protecting the roof area :

  • Seals Shingles

Shingles on a home can fall off or allow water to leak in between them. If shingles become loose, it can provide an entrance for water and allow it to seep into a roof where it can cause problems with the ceiling and the entire home. Flashing can be installed at places where shingles meet walls or penetration areas. They help seal the roof so water can't leak into the house.

  • Waterproofs Seams

Seams on a home are areas where different pieces of roofing meet or where roofing ends. All types of roofing have seams, but some are more noticeable than others. Seams offer an opportunity for water to find its way into a home and cause damage. Flashing seals off and waterproofs the seams. It also provides them with a finished look.

  • Prevents Water From Penetrating Joints

Joints are areas where a roof changes direction or meets. They create small valleys or grooves that can easily fill with water and don't always drain. When water sits in the same spot too long, it will eventually eat through the roofing and cause soft spots, rot, or a leak. Using flashing to seal the joints prevents water from seeping into them.

  • Prevents Leaks At Low Points

Some homes have low points or areas of the roof that are lower than other parts of it. These are the spots where water will move to, and if that water doesn't drain easily, it will seep into the wood and cause leaks and water damage. These low points can be sealed with flashing to protect the rood and prevent the water from seeping into them.
